Does anyone know of any passenger stations recently being sold in the mid atlantic area?

I know it's somewhat nebulous, but I know someone trying to get a fair value on one, and figure you would all know if anything recently changed hands.

Thanks!

The Blairstown, NJ station on the abandoned Lackawanna Cutoff sold about 5 years ago for $300,000.

Milan, PA on the ex Lehigh Valley main is for sale with two ex LV cabooses. Not sure of the price, been on the market a year or more.

Really and truly, "it depends."

I can show you one town where the borough finally sold a neglected one-story PRR wooden depot, with land, for $65,000. It's still neglected a couple years later. Meanwhile, a two-story brick PRR depot in a nearby division-point city supposedly sold for about a half-million.

Factors involved:
Active RR line adjacent? Busy main or branch?
has it been upgraded to code, or is it museum-worthy?
Zoning?
Downtown or off-side/outside town?
Construction (wood/brick/etc.)?

The price of a station is going to depend on the real estate values in the area of the building!

The asking price for the Milan, PA station was $60,000..
which was too high IMO..
based on the area, the size of the building, its condition, and the fact that its next to an active rail line..I would peg its value at about $40,000..
(im familiar with real estate values in Waverly/Sayre/Athens)
but the two cabooses were included in the listing, which raises the price..

I dont know what it eventually sold for..
or if it even sold at all..but the for-sale signs are now gone.

$60K for Milan? I wish I knew that, might have been able to convince the Mrs for a vacation home by the tracks. :-)

Living here in NJ where $60K barely buys the cars I part next to, that is almost unfathomable, especially if the two hacks came with it.

It looked pretty intact, too, when I last saw in Summer 2008.
